Terms of Service — landit.lk

Welcome to landit.lk. landit.lk is an online property marketplace operated by Citta Cube (Pvt) Ltd, a company incorporated in Sri Lanka with its registered office at 240/2 Thimbirigasyaya Road, Colombo 05, Sri Lanka (“Citta Cube”, “we”, “our”, “us”). These Terms of Service (“Terms”) form a binding agreement between you and Citta Cube. By creating an account, listing a property, sending an inquiry, or otherwise using the service, you agree to these Terms and to our Privacy Policy. If you do not agree, you must not use the service.

1. Who can use landit.lk

You must be at least 18 years of age and legally capable of entering into a binding contract under Sri Lankan law to use landit.lk. By using the service, you represent and warrant that you meet these requirements and that any information you provide is accurate, current, and complete.

2. Accounts

Account registration is provided via our authentication partner. You are responsible for maintaining the confidentiality of your account credentials and for all activity that takes place under your account. You must notify us immediately of any unauthorised access.

landit.lk supports multiple account types including standard users, brokers, and property developers. Broker and developer accounts require application and approval. We may suspend or revoke elevated account privileges at our sole discretion.

Your legal name on your account must match your National Identity Card (NIC) or passport. Once set, your legal name cannot be changed without contacting support.

3. Listings and user content

You retain ownership of the property photos, descriptions, and other content you upload (“User Content”). By posting User Content you grant Citta Cube a worldwide, non-exclusive, royalty-free licence to host, reproduce, display, adapt, and distribute that content solely for the purposes of operating, promoting, and improving the service. This licence continues for as long as your listing or account is active, and for a reasonable period afterwards to preserve transaction records.

You represent and warrant that:

you own the property you list, or you are authorised by the owner to list it;
you own or have permission to use every photograph, floor plan, and piece of text you upload;
the information you provide is accurate, not misleading, and does not infringe anyone else's rights.

A separate Listing Posting Rules document explains what content is and is not allowed. Listings that violate those rules may be removed, and repeat offenders may lose access to the service.

4. Prohibited conduct

You must not:

post duplicate, fake, or misrepresentative listings, or list properties you have no right to sell or rent;
attempt to bypass the messaging system to solicit payments outside the platform in a way that defrauds buyers or sellers;
scrape, crawl, or bulk-download the service without written permission;
upload malicious code, interfere with the service, or probe it for vulnerabilities outside an authorised disclosure program;
harass, threaten, discriminate against, or impersonate any other user;
use the service for money laundering, tax evasion, or any other unlawful purpose.

5. AI-generated content

landit.lk uses artificial intelligence to generate summaries, auto-tag listings, and assist with moderation. AI-generated summaries are clearly labelled on each listing page. If a summary for one of your listings is inaccurate, you can request a regeneration or an override by contacting support. We do not guarantee the accuracy of AI-generated content and you remain responsible for the accuracy of the underlying listing information you provide.

6. Brokers and developers

Brokers and developers who receive approved status on landit.lk may be subject to additional terms set out in a separate Broker Agreement or Developer Agreement. Where those terms conflict with these Terms, the Broker Agreement or Developer Agreement prevails for that specific user, but only to the extent of the conflict.

7. Fees

During the soft-launch period, listing on landit.lk is free. We may introduce paid features or subscriptions in the future. Any introduction of fees will be communicated clearly in advance and will not apply retroactively to listings already posted under a free plan without your consent.

8. Role of landit.lk

landit.lk is a neutral technology platform. Citta Cube does not own, sell, broker, lease, valuate, or inspect the properties listed on the service. Every transaction is directly between the buyer or tenant and the seller, landlord, or broker. You are solely responsible for conducting your own due diligence, independent title searches, valuations, legal review, and inspections before committing to any property transaction.

9. Content removal and account termination

We may remove listings, hide profiles, or suspend or terminate accounts that breach these Terms, violate Sri Lankan law, or materially harm other users or the integrity of the service. Where reasonably possible we will notify you and give you an opportunity to respond before permanent termination, except where immediate action is necessary to protect users or comply with a legal order.

You can close your account at any time by contacting support. Closing your account does not automatically delete every record we hold about you — see the Privacy Policy for our retention policy.

10. Disclaimers

The service is provided “as is” and “as available”. To the fullest extent permitted by Sri Lankan law, Citta Cube disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that listings are accurate, that the service will be uninterrupted, or that any particular property will be available at the stated price.

11. Limitation of liability

To the fullest extent permitted by Sri Lankan law, Citta Cube, its directors, employees, and contractors will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenues, data, or goodwill arising out of or relating to your use of the service. The total aggregate liability of Citta Cube for any claim relating to the service is limited to the greater of (a) the fees you paid us in the twelve months preceding the event giving rise to the claim, or (b) LKR 10,000. Nothing in these Terms excludes or limits liability that cannot be excluded or limited under Sri Lankan law, including statutory penalties under the Personal Data Protection Act or liability for fraud or wilful misconduct.

12. Indemnity

You agree to indemnify and hold harmless Citta Cube and its personnel from any claim, demand, loss, or expense (including reasonable legal fees) arising out of your User Content, your breach of these Terms, or your violation of any law or the rights of a third party.

13. Governing law and dispute resolution

These Terms are governed by the laws of the Democratic Socialist Republic of Sri Lanka. Any dispute arising out of or relating to these Terms or the service shall be brought in the competent courts of Colombo, Sri Lanka, and you and Citta Cube submit to the exclusive jurisdiction of those courts.

14. Changes to these Terms

We may update these Terms from time to time. If a change is material, we will notify active users by email or an in-app notice at least 14 days before it takes effect. Continued use of the service after a change takes effect constitutes acceptance of the updated Terms.
